The Problem
The sales team needed a consistent pipeline of qualified property management companies within a target region. A rep was spending an entire week manually Googling, checking Google Maps, scanning directories, clicking through websites, and assessing fit one by one, and after all of that, walked away with just 20 companies. The data was inconsistent, half the companies were already in the system, and by the time the list was done the week was already over.
What I Built
I built a fully automated lead intelligence pipeline that runs every Monday at 8:00 AM without manual input. It analyzes 12 seed companies, uses GPT-4o to generate targeted search queries, and searches Google, Google Maps, business directories, and local listings using geographic filters and 50+ exclusions to remove aggregators, competitors, and low-value results. Qualified companies are scraped across their homepage, team, and about pages, then scored for business type, geographic fit, buying signals, software usage, fit tier, and purchase intent. Top prospects are enriched through Apollo, with GPT-4o web search as a fallback. Every domain is checked against previous runs to prevent duplicates. The final list is ranked by buying intent, converted into a Word report, and emailed through Microsoft Graph before the workday begins.
The Result
This automation delivers 200 qualified, AI-scored, enriched leads with decision-maker contacts every Monday morning: 10x the output in a fraction of the time. They spend Mondays selling instead of searching.
